Routine Parking Structure Maintenance Can Prevent Long-Term Costs

Parking structure restoration can be costly if maintenance isn't kept up on.
High-cost structural issues in parking garages often stem from common culprits such as water infiltration, freeze-thaw cycles, chloride attack from de-icing salts, and the natural aging of materials. These issues can lead to concrete cracking, spalling, rebar corrosion, and ultimately, a compromised structure. The good news is that many of these issues are preventable with consistent care and attention.

Addressing small issues promptly is significantly less expensive than tackling large-scale repairs. A comprehensive preventative maintenance plan should include:

Get the Biggest Bang for Your Buck with Parking Structure Maintenance

Most people, including professionals in the commercial property industry, are either unaware or refuse to accept that parking structures require maintenance. The truth is, they begin to deteriorate before they are open to the public and do so exponentially after just a few years. Unlike the structure of the building or buildings they serve, which exist in a controlled environment, parking structures are exposed directly to the elements. Exposure to precipitation, road salt, thermal expansion and contraction, and vibratory loads, all contribute to the exponential degradation of a parking structure. As can see in the graph below produced by the National Parking Association, simply kicking the maintenance can down the road only results in higher maintenance costs. You will notice that performing maintenance early at A to A’ costs less than performing it later at B to B’. And delaying maintenance too long can result in an unsafe structure or worse, failure.

Biggest Bang for Your Buck

The top level of your parking structure typically serves as the roof of the facility. Focusing on this level will provide the largest return on your maintenance investment. Since water is the number one enemy, causing the largest repair expenses, it is important to remove water from this surface quickly and efficiently. This can be accomplished by managing precipitation runoff from the surface so that it does not have a chance to soak into the concrete or leak through the joints to reinforcing steel below and cause corrosion and spalling of concrete. Maintenance of surface sealer and joint sealant will provide the biggest bang for your buck.

Water and parking structures don’t mix! Leaking water is a clear sign that your structure may need repairs.

Indications You Need Parking Structure Restoration

Do you know how damaging water, ice melt and other moisture is to the structural integrity of your parking structure?

Because reinforced concrete is the primary material used for parking structures, water damage is a major concern, and is often hard to find until it’s too late. Water intrusion is one of the most detrimental issues to parking structures, typically leading to severe structural deterioration. Moisture can freeze and corrode reinforcing steel causing expansion and spalling of concrete.

According to our own Scott Weiland PE., SE., PCC.: “The top level of your parking structure not only provides possibly the least desirable parking spaces; it serves as the roof of the facility. Controlling water in the form of rain or melting snow at this level is the least expensive way to extend the life of your parking structure and minimize maintenance costs. Controlling the water runoff involves shedding water to drains as quickly as possible.”

The 3 Most Common Types of Parking Structures


There are three common construction types for parking structures: Cast-In-Place Concrete, Precast Concrete, and Structural Steel. As seen in the graph, Cast-In-Place represents a higher initial cost with lower maintenance costs, while structural steel represents a lower initial cost with higher maintenance costs. Precast concrete falls in between in both maintenance and initial costs.

Cast-In-Place Parking Structures

Parking structures made from Cast-in-Place are formed and poured in place, allowing for flexible geometry of the structure. Their monolithic design leads to fewer joints where deficiencies can arise. This leads to reduced maintenance costs, longer life expectancy, and overall higher durability.

Precast Parking Structures

Precast parking structures require a lower initial investment than Cast-in-Place concrete structures, and are fabricated in a controlled plant that is not dependent on weather. This leads to a faster and more affordable construction schedule.

However, precast parking structures, while presenting a lower initial cost as compared to Cast-in-Place concrete parking structures, also present some disadvantages. The potential lack of a local plant may present construction delays, and the specific nature of the prefabricated concrete members lead to less flexibility in the geometric design of the structure. Additionally, more joints in the construction may leave the structure open to deficiencies and thermal expansion/contraction.

Steel Parking Structures

Steel Parking Structures present a far lower initial cost and accelerated construction schedule as opposed to concrete structures, but the nature of the steel members can lead to corrosion/rusting issues, and therefore higher maintenance costs. Additionally, this type of deck is not suited for fire protection.

Snow Removal 101 for Parking Structures

Do you maintain a parking structure or parking garage at your facility? 

When winter hits, are you truly prepared to take care of the snow and ice buildup? 

Before the snow hits, there are some items to add to your to-do list that will make snow clearing easier and will help ensure you avoid costly repairs when the snow finally melts.

  1. Don’t use metal or steel snowplow blades in the garage! Use urethane or heavy rubber edges.
  2. Only use de-icing agents that are parking garage-friendly! Sodium acetate, potassium acetate, and calcium magnesium acetate are good to use in advance of snowfall. Avoid sodium chloride (rock salt), calcium chloride, and ammonium nitrate in a garage as these accelerate corrosion of reinforcing! 
  3. Don’t store large piles of snow on the roof. Large snow piles get heavy over time and can quickly exceed the live load limits of the structure or garage.
  4. In between snowfalls, make it a habit to use snow melt machines or over-the-side dumping to remove large snow piles from the garage.

  • Water leakage: Water and parking structures don’t mix! Leaking water is a clear sign that your structure needs repairs. The longer leaks are left unattended, the more expensive the consequences can become.
  • Ponding: Standing water is a huge issue in parking structures that can cause a tremendous amount of damage over time if not addressed early. Drain installation can prevent future, larger problems.
  • Expansion joint failure: Detecting expansion joint problems and reacting quickly to make repairs is very beneficial in the long run. Failed joints provide another avenue for water to reach the reinforcing steel and connector plates.
  • Horizontally or vertically cracked concrete: Concrete that has spalled or is cracking represents areas of potential structural damage that needs to be addressed. Cracks let water reach the structure’s reinforcing steel causing it to erode.
  • Exposed rebar: If you can see rebar, it deserves immediate attention. Introduced to water, rebar corrodes and expands up to eight times its original size. This is due to water penetration into the concrete.

Water is the number 1 cause of parking structure deterioration. Water-saturated concrete can freeze, expand, and spall. Combined with oxygen, water can also cause corrosion of the concrete reinforcing. Exposure to deicing salts accelerates this process. As reinforcing steel expands as it rusts, this process also leads to concrete spalling. Spalled concrete provides less cover or protection of the reinforcing which leads to further (and accelerated) deterioration if not repaired in a timely manner.
